What's common in Rancho Palos Verdes homes

Peninsula homes face the ocean, the wind and the slope, and most of them are old enough for all three to show.

  • 1950s to 1970s panels and wiring. Original equipment, often extended by additions over the decades. A panel replacement is the usual larger job, and it brings grounding and bonding up to date at the same time.
  • Salt air on exterior equipment. Chloride-laden air attacks screws, aluminum terminations and joints between different metals first. Rust on the outside of a panel or meter usually means the inside needs an electrician's look too (SCE seals the meter itself), and new parts should be rated for the exposure.
  • Off-grid and backup systems. Since the shutoffs, many Portuguese Bend owners have installed their own solar and propane systems. Each needs a permit and a proper transfer or isolation device, solar and batteries that connect to SCE's system also need SCE's permission to operate, and anything put in quickly in 2024 deserves a second look before SCE reconnects.
  • Long runs on hillside lots. Gates, landscape lighting and outbuildings fed from the house over long distances, where voltage drop and weathered splices cause most of the faults.

Permits and power in Rancho Palos Verdes

Rancho Palos Verdes (ZIP code 90275) is an independent city with its own Building and Safety Division, and Southern California Edison serves all of it.

Permits come from the city's Building and Safety Division: basic over-the-counter permits through its E-Trakit portal, plan-check projects through GoPost, with soils and geology reports reviewed by the city's geological consultants. In the city's landslide area, rules adopted in 2025 bar new homes and additions but allow repair, restoration and like-for-like replacement of existing buildings, so we check the address against the city's Landslide Area Development Regulations map before quoting more than a repair. CAL FIRE's 2025 map, in force here since January 2026, shrank the Very High fire zone to the center and southeast of the city, but the city kept its wildfire building-code rules citywide.

Power comes from SCE as both utility and supplier, since Rancho Palos Verdes is not a Clean Power Alliance member. A panel upgrade starts with a request on SCE's online project portal, followed by SCE's review and site visit, the city inspection and the meter set. Most repairs, lighting and a charger that fits on the existing panel don't involve SCE; replacing a meter socket does, because only SCE removes and resets its meter.

The landslide area works differently. SCE cut power to hundreds of homes starting in September 2024. It restored service in Seaview and the Portuguese Bend Beach Club in 2025, but as of September 2026 the Portuguese Bend Community Association neighborhood remains de-energized, and SCE has said land movement near its lines must stay below about an inch a week before it will consider reconnecting it. Since fall 2025 SCE has been rebuilding lines in parts of the slide area with taller poles, covered wire and tension-relief fittings that absorb up to 20 inches of ground movement, depending on pole spacing, only where the land has slowed to roughly its pre-2023 rate. In January 2026 SCE also warned that where backup generation is connected to the grid without its permission to operate, it may padlock the generator connection or disconnect the service line. I live in the Portuguese Bend landslide area. Can you work on my electrical?

Often, but your service status comes first. SCE has restored power in Seaview and the Portuguese Bend Beach Club, while the Portuguese Bend Community Association was still disconnected in September 2026. In the city's landslide area, repairs and like-for-like replacements are allowed, but new homes and additions are not. Tell us your street and whether SCE has re-energized you, and we check with the city before quoting.

Can I connect a generator to my house?

Only through a transfer switch or a listed interlock that separates the house from SCE's lines first, installed under a permit. A generator that back-feeds the panel puts power onto lines that crews may be working on; in late 2025 SCE disconnected a home in the landslide area because its self-generation was back-feeding the lines, and in January 2026 SCE said it may padlock the generator connection or disconnect the service where backup generation is connected without its permission to operate. Run any portable generator outdoors, well away from windows, doors and vents.

My outdoor panel is rusted. Is that a problem?

It can be. Sea air attacks screws, aluminum terminations and joints between different metals, and a corroded connection runs hot. We open the panel, check the lugs, bus and breakers, and tell you whether cleaning and new hardware will do or whether the panel should be replaced.

We're near the bluffs. What should outdoor electrical equipment be made of?
