Working in Brentwood

Infinity Electrical Inc. (CSLB #1100231) is a licensed electrical contractor serving Brentwood, the Westside neighborhood that rises from Wilshire Boulevard through the canyons of the Santa Monica Mountains to Mulholland Drive, with the 405 on its eastern edge. Our Brentwood work runs from a single dead outlet to a full service upgrade: troubleshooting and repairs, panels, EV chargers, rewiring, lighting, transfer switches for generators, battery backup wiring, and electrical work for shops and offices on San Vicente Boulevard and in Brentwood Village.

The neighborhood started as Westgate, a settlement outside the west gate of the Pacific Branch of the National Home for Disabled Soldiers and Sailors, and the City of Los Angeles annexed it on June 14, 1916. The Brentwood name dates from the 1906 Brentwood Park tract. Brentwood Glen saw most of its building between 1935 and 1942; after World War II, builders worked their way up the canyons north of Sunset while apartment buildings went up on the old Westgate tract to the south.

Because of that history, the electrical systems on neighboring streets can be decades apart. City Planning's 2020–2024 estimates for the combined Brentwood–Pacific Palisades plan area put about 39 percent of housing units in buildings from the 1950s and 1960s and about 15 percent before 1950. A ranch house that has been added onto twice, a 1970s condominium and a newly built hillside house each start from a different place, so the first visit is about the panel, the size of the service and what the owner wants to add next.

What's common in Brentwood homes

Brentwood is mostly single-family, but not uniformly so. City Planning's estimates for the Brentwood–Pacific Palisades plan area count about 51 percent of units as single homes and 47 percent in multi-unit buildings, and SurveyLA's survey explains where each kind sits.

  • Brentwood Park. About 500 parcels on 350 acres, laid out with curving streets, eight traffic circles and ovals and mature trees. The original houses date from the 1920s to the 1950s in Period Revival, early Modern and Ranch styles, and SurveyLA found the area too altered to count as a historic district. On these large lots an original service may still feed a pool house, a guest house or a remodeled wing, so a load calculation usually comes before any upgrade.
  • Brentwood Glen. A denser pocket of single-family houses bounded by Sunset Boulevard, the 405 and the Veterans Affairs grounds, subdivided in the 1920s and largely built between 1935 and 1942. Houses of that age often keep original branch circuits behind a newer panel, which we check before adding air conditioning, a charger or a kitchen remodel.
  • Crestwood Hills and Kenter Canyon. The Mutual Housing Association, a cooperative formed in 1946, built about 160 mid-century modern houses in upper Kenter Canyon, designed by Whitney R. Smith and A. Quincy Jones with engineer Edgardo Contini. Post-and-beam houses with glass walls and little attic space make every new circuit a routing question, so runs are planned to leave the architecture as it is.
  • Mandeville Canyon and the canyons north of Sunset. Mandeville Canyon, the westernmost part of Brentwood, is described as the longest dead-end street in Los Angeles; its development resumed in the early 1940s, much of it around horse properties. Barns, studios and guest houses on canyon lots often hang off one service, and these lots are where the fire zone and backup power matter most.
  • Condominium and apartment blocks. SurveyLA found Brentwood's multi-family buildings mainly between San Vicente and Wilshire boulevards and near the Barrington Avenue corridor, built on the old Westgate tract after the war. About 37 percent of the plan area's occupied homes are rented, by City Planning's estimate. Jobs here are unit panels, meter banks, laundry rooms and garage circuits, arranged with the owner or the association.
  • Commercial streets. San Vicente Boulevard keeps a row of 1928 Spanish Colonial Revival storefronts that SurveyLA calls the oldest intact remnant of Brentwood's original commercial core. The Brentwood Country Mart opened in 1948, Brentwood Village at Barrington and Sunset is mostly 1950s buildings, and the Wilshire frontage is later commercial and office space.

Permits and power in Brentwood

Every Brentwood address (ZIP code 90049) is inside the City of Los Angeles, so the citywide LADBS and LADWP steps described below apply throughout. The edge to watch is the southwest, where Brentwood meets the City of Santa Monica: Santa Monica runs its own permit center and its power comes from Southern California Edison. For a house close to that border, the name on the electric bill tells us which process applies before anything is priced.

Fire zone. The Fire Department names Brentwood among the communities with portions in the Very High Fire Hazard Severity Zone, which it describes as covering most of the city's hilly and mountainous land, and its Fire Zone Map shows whether a given parcel is included. For property in the zone, the Fire Department's brush clearance requirements cover hazardous vegetation within 200 feet of structures and within 10 feet of driveways and combustible fences. On a canyon lot that affects where an exterior circuit runs, how a gate operator is fed and where a generator inlet goes.

Recent fires. The canyons have burned before. The Fire Department's incident record for the Getty Fire, first reported on October 28, 2019, counts 745 acres, with 10 homes destroyed and 15 damaged, and SurveyLA records that about 60 of the cooperative houses in Crestwood Hills were lost in the fire of 1961. In January 2025 the Palisades Fire spread east into Brentwood's canyons: on January 10 the Fire Department ordered evacuations from Sunset Boulevard north toward the Encino Reservoir and from the 405 west to Mandeville Canyon, and ABC7 reported on January 12 that at least one Mandeville Canyon home had burned. LADWP's update on the morning of January 19, 2025 said it had restored service to customers in Brentwood, Encino and Bel-Air who had been left without power to protect public safety.

Rebuilds. LADWP's undergrounding booklet for fire rebuilds was written for Pacific Palisades, and our guide to underground-ready Palisades rebuilds walks through it. For a damaged house in Mandeville Canyon or anywhere else in Brentwood, we ask LADWP's Electric Service Representative which service requirements apply to that particular lot before a panel is chosen, instead of assuming the Palisades rules carry over.

Historic status and San Vicente. SurveyLA's 2013 report for the Brentwood–Pacific Palisades plan area found no designated or proposed Historic Preservation Overlay Zones, so a Brentwood house is not expected to need HPOZ review for a meter move, though we confirm the parcel's current status first. Some individual buildings are Historic-Cultural Monuments, among them 17 of the original Crestwood Hills cooperative houses and a 1939 service station in Brentwood Village, and we check a property's designation before planning visible exterior changes. Along the boulevard, the San Vicente Scenic Corridor Specific Plan, as amended in 1986, puts signs, exterior remodeling and new buildings other than single-family houses through design review before a building permit is issued, and asks for mechanical equipment on commercial buildings to be screened from street view.

EV programs. LADWP's electric vehicle page, checked in November 2026, lists a Residential EV Charger Rebate, a Used EV Rebate, a Commercial EV Charger Rebate and a separate EV rate for a charger with its own meter on a Time-of-Use plan; it does not say whether each program is currently open. In the condominium blocks between San Vicente and Wilshire, a separate charger meter is a building decision, so we look at the meter room and the current program terms before a charger is specified.

Permits come from the Los Angeles Department of Building and Safety (LADBS). A new circuit, an EV charger, a sub-panel or a panel replacement is permitted work, and LADBS will not send an inspector until the permit is issued. We pull it under our license and meet the inspector at the end.

Power comes from the Los Angeles Department of Water and Power (LADWP), not Southern California Edison. For repairs, lighting, new outlets and a charger that fits on the existing panel, LADWP is not involved. For a panel or service upgrade it is: the job starts with LADWP's free meter spot, where an Electric Service Representative visits within five to fifteen business days, confirms where the new equipment may go and leaves a sketch at the job (single-family services up to 320 amps can be requested online). When only the meter needs setting, LADWP says that generally happens within ten working days. If the existing LADWP service can carry the new load there are generally no LADWP charges; work in the street, on a transformer or on the lines can add cost and time, and we find that out before you commit.

The permits and utilities guide explains the whole picture for the three counties we serve.

Around Brentwood

Pacific Palisades to the west shares Brentwood's community plan and, like Westwood and Bel Air across the 405 and West Los Angeles south of Wilshire, is part of the City of Los Angeles, so LADBS permits and LADWP power apply there unchanged. Santa Monica, beyond Brentwood's southwestern edge, is a separate city with its own permit center on Southern California Edison power. Sherman Oaks, over the ridge to the north at Mulholland Drive, is a San Fernando Valley neighborhood of Los Angeles.

Questions people ask

Is Brentwood served by LADWP or Southern California Edison?

Brentwood is served by LADWP, because every Brentwood address is in the City of Los Angeles. Santa Monica, across the southwestern border, is on Southern California Edison and issues its own permits, so for a house near that line the electric bill settles which process a panel upgrade follows.

Is my Brentwood house in the Very High Fire Hazard Severity Zone?

It may be: the Fire Department lists Brentwood among the communities with portions in the zone, and its Fire Zone Map shows whether your parcel is in it. In the zone, brush clearance covers vegetation within 200 feet of structures, which matters when placing exterior circuits, landscape lighting and a generator inlet.

Our house in Mandeville Canyon was damaged in the Palisades Fire. Do the Palisades underground-power rules apply?

Not automatically, because LADWP's undergrounding booklet was written for Pacific Palisades. Before a panel is chosen for a Brentwood rebuild or repair, we ask LADWP's Electric Service Representative what that lot requires; our Palisades underground-ready guide shows what the Palisades rules look like.

Can I connect a generator to my canyon house?

Yes, through a transfer switch or a panel interlock with an inlet, installed under an LADBS permit, so the generator powers the circuits you pick and stays isolated from LADWP's lines. The generator itself always runs outdoors, away from windows, doors and vents. Our article on transfer switches and interlocks compares the two, and generator hookups and battery backup covers what we install.

Is any part of Brentwood an HPOZ?

Not as of SurveyLA's 2013 report, which found no designated or proposed HPOZ in the Brentwood–Pacific Palisades plan area. Individual landmarks do exist, including 17 original Crestwood Hills cooperative houses, so we check a property's current designation before planning visible exterior work such as a relocated meter.

I own a condo between San Vicente and Wilshire. Where would an EV charger get its power?

Usually from your unit's panel or from a panel in the garage, and the building's meter room decides how much capacity is left. LADWP also lists a separate EV rate for a charger with its own meter on a Time-of-Use plan, which is a building-level decision in a condo; see our guide to EV charger permits in Los Angeles.
