Woodland Hills holds Los Angeles County's heat record, and summer air conditioning is the load most likely to find the limit of an older panel here. The houses vary as much as the weather: Palmer & Krisel's post-and-beam Corbin Palms, post-war streets in the flats, hillside lots south of Ventura Boulevard, and the towers and apartments of Warner Center.

We're based a few minutes away in the Reseda area. Estimates are on site, free for eligible work, and the price is in writing once we've seen the panel and the wiring.

What's common in Woodland Hills homes

Heat, construction type and slope decide most electrical work in Woodland Hills.

  • Air conditioning on an older service. If the panel predates the central air, the hottest afternoons are when it shows, with the compressor, the pool pump and the dryer running at once. A load calculation built on that peak, not an average day, decides between a dedicated circuit, load management and a service upgrade.
  • Post-and-beam houses in Corbin Palms. George Alexander built this tract in 1953 and 1954 to Palmer & Krisel designs, with exposed ceiling beams. Where the ceiling is the underside of the roof there may be no attic to run cable through, so new lights and circuits are planned around the beams rather than cut into them.
  • Hillside houses south of Ventura Boulevard. This side began in the 1920s as Victor Girard's subdivision of lots for mountain cabins and filled in with larger houses after the war. A house that started small and was enlarged several times can hide splices, sub-panels and circuits from every era.
  • Warner Center. Office towers, plus the mixed-use apartment buildings the 2035 Plan of 2013 allows (up to 20,000 homes), all on building-wide services with meter rooms and house panels. Work there starts from the building's electrical plan and management's approval.

Permits and power in Woodland Hills

Woodland Hills (91364, 91367) is City of Los Angeles right up to its western edge, where Calabasas and Hidden Hills begin. Those two are separate cities on Southern California Edison, so a job a few streets west can mean a different permit office and a different utility. Woodland Hills borders the Santa Monica Mountains and the Upper Las Virgenes Canyon open space, and parts of it are inside the city's Very High Fire Hazard Severity Zone; the Fire Department's fire zone map confirms a specific address.

Permits come from the Los Angeles Department of Building and Safety (LADBS). A new circuit, an EV charger, a sub-panel or a panel replacement is permitted work, and LADBS will not send an inspector until the permit is issued. We pull it under our license and meet the inspector at the end.

Power comes from the Los Angeles Department of Water and Power (LADWP), not Southern California Edison. For repairs, lighting, new outlets and a charger that fits on the existing panel, LADWP is not involved. For a panel or service upgrade it is: the job starts with LADWP's free meter spot, where an Electric Service Representative visits within five to fifteen business days, confirms where the new equipment may go and leaves a sketch at the job (single-family services up to 320 amps can be requested online). When only the meter needs setting, LADWP says that generally happens within ten working days. If the existing LADWP service can carry the new load there are generally no LADWP charges; work in the street, on a transformer or on the lines can add cost and time, and we find that out before you commit.

The permits and utilities guide explains the whole picture for the three counties we serve.

Around Woodland Hills

West Hills, Canoga Park and Winnetka to the north and Tarzana and Encino to the east are City of Los Angeles neighborhoods with the same LADBS and LADWP steps. Calabasas and Hidden Hills, on the west side, are separate cities with their own building departments and Southern California Edison power. South over the mountains, Topanga is unincorporated Los Angeles County, with county Building and Safety permits and Edison power as well.

Questions people ask

Pierce College hit 121 °F. Should that change how we size our panel?

It should change what you size it for. The Woodland Hills station at Pierce College recorded 121 °F on September 6, 2020, the highest official temperature in Los Angeles County's history, and on days like that every big load in the house runs at once. We do the load calculation for that afternoon (air conditioning, pool equipment, dryer, range, chargers) and tell you whether the existing service covers it.

Where should an outdoor EV charger go on a Woodland Hills house?

Out of direct afternoon sun if there's a choice. Chargers have a rated operating range; Tesla's Wall Connector, for example, is rated from –30 °C to 50 °C (122 °F), and a dark wall in full sun gets hotter than the shaded air a weather station measures. A garage wall, a north- or east-facing wall or a spot under an eave keeps the unit inside its rating, and we route the circuit to suit.

Our house south of the Boulevard started small and has been added onto. What should we check?

Find out how many times it was enlarged and when. LADBS building permits are searchable online back to 1905 and usually show the additions. Then have the panel, any sub-panels and the junctions where old and new wiring meet checked before you add a big load; in a house that grew in stages, those joints are where problems hide.
