Infinity Electrical Inc. (CSLB #1100231) is a licensed electrical contractor serving Silver Lake, the hillside City of Los Angeles neighbourhood around the Silver Lake Reservoir, where electrical permits come from LADBS and power from LADWP. Silver Lake work is shaped by its slopes and its age: houses stepped into steep lots on narrow streets, a housing stock that is largely pre-war, and a concentration of modernist homes that City Planning wants protected.

Silver Lake covers about 2.75 square miles of hills between the Hollywood Freeway on the south, the Glendale Freeway on the east and the Los Angeles River and Riverside Drive on the northeast. It takes its name from the reservoir at its centre, which the city's water department put into service in 1908 and named for Water Board commissioner Herman Silver; the upper basin kept the older local name, Ivanhoe. The Silver Lake Neighborhood Council's history notes that small cottages went up on step streets early in the century, that Glendale Boulevard's completion in 1915 encouraged more building, and that most of the streets were laid out in the 1920s, following the contours of the hills.
That timing shows in the housing. City Planning does not publish separate housing figures for Silver Lake alone; its 2019–2023 estimates for the whole Silver Lake–Echo Park–Elysian Valley community plan area, which also takes in Echo Park and Elysian Valley, count about 31,600 housing units, roughly 48% of them built in 1939 or earlier and more than 80% before 1980. About 62% are in buildings with more than one unit, and about two-thirds of occupied homes are rented. On a single Silver Lake street that can mean a 1920s Spanish-style house, a cottage reached by a public stairway, a 1950s apartment building and a modernist house designed by a name-brand architect.
Infinity Electrical offers troubleshooting and repairs, panel and service upgrades, rewiring, lighting, new circuits and EV charger circuits for houses, condos, apartment buildings, shops and restaurants across Silver Lake, from Sunset Junction to the streets above the reservoir. Small repairs are welcome, and estimates are free on eligible work.

What's common in Silver Lake homes
Silver Lake's housing is old, varied and built into the hills. The neighbourhood council's history lists Tudor-style, Chateauesque, Mission Revival, Italianate and Streamline Moderne houses alongside the modernist work it is known for.
1920s and 1930s houses. Most streets date from the 1920s, and Moreno Highlands, the area around the reservoir, was developed in the 1920s and 1930s. Houses of that age often still have a small original service, ungrounded two-wire circuits and wiring added by several owners over the decades. Whether a house like this needs rewiring, or only some circuits replaced, is decided after a look inside the panel and at a sample of outlets, switches and junction boxes, not from the age of the house alone.
Step-street cottages. The neighbourhood is crossed by public staircases, including the Descanso, Redcliff, Music Box and Micheltorena stairs, and some of the earliest cottages were built on step streets. A house whose front door is on a stairway can mean carrying every panel, length of conduit and fixture by hand, and finding a route for wiring that doesn't depend on a driveway.
Modernist homes. Rudolph Schindler, Richard Neutra, John Lautner, Gregory Ain, Harwell Hamilton Harris and Raphael Soriano all designed houses or apartments here, and the community plan notes that the neighbourhoods around the reservoir hold one of the largest concentrations of Modernist-era homes in the city. Flat roofs, exposed beams, glass walls and built-in cabinetry leave little room to hide new wiring, so lighting and circuit changes in these houses are planned around the original design rather than through it.
Apartments and duplexes. Roughly six in ten housing units in the combined plan area are in multi-unit buildings, from duplexes and courtyard buildings to larger post-war apartments. Work there means meter banks, house panels for laundry and common lighting, and unit panels, with shutdowns planned with the owner or manager and announced to tenants in advance.
Around the reservoir. The Silver Lake and Ivanhoe reservoirs, a Historic-Cultural Monument since 1989, are no longer part of LADWP's drinking water system; LADWP built the buried Headworks storage and a bypass pipeline instead, and began refilling Ivanhoe in November 2024. The houses on the streets above the water are among the most sought-after in the neighbourhood, and many are the hillside or modernist houses described above.
Commercial streets. The community plan treats Sunset Junction and nearby stretches of Sunset Boulevard, and Silver Lake Boulevard between Berkeley Avenue and Van Pelt Place, as pedestrian-oriented areas, while Hyperion and Fountain avenues carry more auto-oriented businesses and Glendale Boulevard runs through the middle of the plan area. Restaurants, bars, cafés, studios and shops on these streets are where commercial lighting, equipment circuits and tenant-improvement wiring come up.
Permits and power in Silver Lake
Silver Lake (ZIP codes 90026 and 90039) is entirely inside the City of Los Angeles, and so are all of its neighbours: Echo Park, Elysian Valley, Atwater Village, Los Feliz, East Hollywood and Westlake. The citywide LADBS and LADWP steps below apply on every Silver Lake street, without the boundary questions that come up in areas next to Glendale or Burbank. What changes from one Silver Lake job to the next is the lot, not the agency.
Hillside lots. The Silver Lake–Echo Park–Elysian Valley Community Plan describes the area's "fairly dense, hillside neighborhoods which are often characterized by steep slopes and narrow streets" and tells decision-makers to strictly apply the Citywide Hillside Ordinance. For an electrician, a steep lot turns a service upgrade into a question of levels: a meter set at the street can feed a panel one or two floors down, a garage cut into the hillside may sit above or below the house, and a narrow street can limit where a truck stops and how long a job takes. On the first visit we trace the existing feed from the meter, note where a new or relocated meter could reasonably go so the spot can be confirmed with LADWP, and only then price the work.
Fire hazard maps. CAL FIRE issued updated Fire Hazard Severity Zone maps for the City of Los Angeles in 2025, and the Los Angeles Fire Department has asked residents to review them. We have not found an official neighbourhood-wide summary for Silver Lake, so we don't assume any particular parcel's zone. If a service upgrade is part of an addition or a rebuild on a hillside lot, the parcel's fire hazard and hillside designations belong to that larger project and are worth confirming with the project's designer before plans are drawn.
Historic houses without an HPOZ. Silver Lake has no Historic Preservation Overlay Zone; the nearest, Angelino Heights, is part of Echo Park. It does have many individually designated Historic-Cultural Monuments, among them the Neutra VDL Studio and Residences on Silver Lake Boulevard, the Canfield-Moreno Estate, the Wilson and Lipetz houses and the reservoirs themselves. City Planning says designation brings Cultural Heritage Commission review of proposed exterior and interior alterations, with Office of Historic Resources staff reviewing and approving work before any alteration permits are issued, so on one of these properties we ask early whether the planned electrical work, such as a relocated meter or new fixtures, needs that review before the location is set with LADWP.
Permits come from the Los Angeles Department of Building and Safety (LADBS). A new circuit, an EV charger, a sub-panel or a panel replacement is permitted work, and LADBS will not send an inspector until the permit is issued. We pull it under our license and meet the inspector at the end.
Power comes from the Los Angeles Department of Water and Power (LADWP), not Southern California Edison. For repairs, lighting, new outlets and a charger that fits on the existing panel, LADWP is not involved. For a panel or service upgrade it is: the job starts with LADWP's free meter spot, where an Electric Service Representative visits within five to fifteen business days, confirms where the new equipment may go and leaves a sketch at the job (single-family services up to 320 amps can be requested online). When only the meter needs setting, LADWP says that generally happens within ten working days. If the existing LADWP service can carry the new load there are generally no LADWP charges; work in the street, on a transformer or on the lines can add cost and time, and we find that out before you commit.
Every neighbour of Silver Lake is part of the City of Los Angeles, so LADBS permits and LADWP power carry straight across: Echo Park to the southeast, where the Angelino Heights HPOZ adds review of exterior work, Westlake to the southwest, East Hollywood to the west, Los Feliz to the northwest, and Atwater Village and Elysian Valley across the river to the northeast. Beyond East Hollywood, Hollywood is also on LADBS and LADWP. The nearest change of utility is past Atwater Village, where the City of Glendale issues its own permits and Glendale Water and Power serves the area.

Questions people ask
Is Silver Lake on LADWP or Southern California Edison?
Silver Lake is on LADWP, because it is part of the City of Los Angeles, and its electrical permits come from LADBS. All of its neighbours, including Echo Park, Los Feliz, East Hollywood and Atwater Village, are City of Los Angeles neighbourhoods on LADWP too. The nearest different utility is Glendale Water and Power, past Atwater Village on the far side of the river.
Our house is on a steep hillside lot with the meter at the street. Can the panel still be upgraded?
Usually yes, but the route between the meter and the panel decides much of the job. On Silver Lake's sloping lots the meter, the panel and the living space are often on different levels, and LADWP's meter spot settles where new service equipment may go. We look at that route, and at any second panel feeding the upper or lower floors, before giving an estimate.
Is Silver Lake an HPOZ? Do I need historic approval to move my meter?
No, Silver Lake has no Historic Preservation Overlay Zone, so most houses here don't need HPOZ review for exterior electrical work. The exception is a property designated as a Historic-Cultural Monument, such as the Neutra VDL house or the Canfield-Moreno Estate, where City Planning reviews proposed exterior and interior alterations before alteration permits are issued. Angelino Heights in neighbouring Echo Park is an HPOZ, so the answer is different a short distance away.
We own a mid-century modernist house. How do you add circuits or lighting without damaging it?
By planning the route around the original design before any wall is opened. Houses by Neutra, Schindler, Lautner, Soriano and their contemporaries often have flat roofs, exposed beams and glass walls with little space for new wiring, so we look for paths through closets, built-ins, crawl spaces and existing chases first. If the house is a designated Historic-Cultural Monument, alterations inside and out may also need review by City Planning's Office of Historic Resources, which we raise before the work is scheduled.
Our house is reached by a public stairway. Can you still work on it?
Yes, a stairway lot changes how the work is done, not whether it can be done. Silver Lake has many public stairways, such as the Music Box and Descanso stairs, and houses on them may have no driveway, so panels, conduit and fixtures are carried in by hand and an EV charger may only be practical where a car can actually park. We check access on the first visit so the estimate reflects it.
