The Santa Clarita Valley is bigger than the City of Santa Clarita. Valencia, Newhall, Saugus and Canyon Country are inside the city; Stevenson Ranch, Castaic and the part of Valencia west of Interstate 5 are unincorporated. So a Valencia mailing address can mean a city permit on one side of the freeway and a Los Angeles County permit on the other, and we check the parcel before we quote so the application goes to the right office the first time.

Most homes are single-family tracts, many inside homeowner associations. Newhall is the oldest part of the city, Canyon Country and Saugus have neighborhoods from the 1960s on, and Valencia's planned villages followed. Whichever office issues the permit, we start with a site visit and put the price in writing.

What's common in Santa Clarita homes

Santa Clarita is mostly single-family tract housing with apartments and condos along the main roads, and much of it is run day to day by homeowner associations.

  • Valencia's villages. Linked by paseos that pass under or over the streets, with associations ranging from a few dozen homes to more than a thousand, so a charger on an outside wall or a relocated panel can need the association's sign-off as well as the permit.
  • Canyon Country and Saugus tracts from the 1960s on. The older neighborhoods still run on services sized before central air was expected to carry a house through a heat wave, let alone a pool pump and an electric car. A load calculation tells us whether the panel has room before anything is added.
  • Newhall. The oldest part of the city, with older houses among newer commercial and industrial development. Additions and remodels layered over decades are common, so the existing wiring should be traced before anything is extended.
  • Stevenson Ranch and Castaic. County plan check and inspections. The state's March 2025 fire hazard maps added zone areas around Castaic, where outdoor equipment should be chosen with wind and heat in mind.

Permits and power in Santa Clarita

Santa Clarita is an independent city (ZIP codes 91321, 91350, 91351, 91354, 91355, 91387, 91390), and the unincorporated communities around it follow county rules, not the city's.

Permits inside city limits come from the City of Santa Clarita's Building & Safety Division, at the Permit Center in City Hall on Valencia Boulevard. In Stevenson Ranch, Castaic, Tesoro del Valle and the unincorporated part of Valencia, the permit comes from Los Angeles County Public Works, through its Santa Clarita Valley Building and Safety Office on the same boulevard. We pull either one under our license and meet that office's inspector.

Power comes from Southern California Edison on both sides of the city line. A service upgrade is requested through SCE's Building, Renovation and Project Planning Portal as a panel upgrade or meter spot for an existing service; SCE then approves the equipment and schedules the disconnect and reconnect, and that schedule sets the timeline. A charger, a new circuit or a repair on the existing service never involves SCE.

Fire weather. Wildfire risk peaks when Santa Ana winds blow in from the Mojave, and SCE can switch circuits off ahead of them, as it did during the 2019 Tick Fire, which hit Canyon Country hardest.

Stevenson Ranch and Castaic are unincorporated Los Angeles County, so permits come from Los Angeles County Public Works through its Santa Clarita Valley office, and power from SCE. South across the mountains and the Newhall Pass, Sylmar, Granada Hills and Porter Ranch are City of Los Angeles neighborhoods (LADBS, LADWP), while San Fernando is a small city of its own with its own building department and SCE for power.

Questions people ask

Does my permit come from the City of Santa Clarita or from LA County?

It depends on the parcel, not the mailing address. Newhall, Saugus, Canyon Country and Valencia east of Interstate 5 are inside the city, so the city's Building & Safety Division issues the permit. Stevenson Ranch, Castaic, Tesoro del Valle and the part of Valencia west of the freeway are unincorporated, so Los Angeles County Public Works issues it through its Santa Clarita Valley office. We check before we quote.

Our Valencia HOA wants to approve an EV charger first. How does that work?

Many Valencia villages have associations that control anything mounted outside or run through common areas. State law limits how far an association can say no to a charger, but it can still set reasonable conditions, so we give you the location, the conduit route and the equipment details to submit. The permit is separate, and we pull it once the association has signed off. The work itself is on our EV charger installation page.

We're in Castaic. Does the new fire map change anything for electrical work?

Not for work inside the house. The state's March 2025 maps added fire hazard zone areas around Castaic, and the state's online map confirms a specific parcel. What it changes for us is outdoor equipment, from landscape lighting to a charger on an exterior wall, which should be rated for heat and wind and mounted where it won't collect brush. The permit for the electrical work still comes from Los Angeles County, not the city.
